Selling with Ifac Service

You have decided to sell your house, apartment or plot through a professional real estate agency. Below, we explain our agency's approach.

Valuation and preparation

We make an appointment for an assessment of the market value of your property. You receive an extensive valuation report, and we discuss all points in this report with you. The asking price is obviously an important point, but we also pay attention to all measures you can take to optimise your property for selling. It can, for instance, be interesting to carry out small repair works before the property is put on the market.

Property dossier and publicity

Once we have decided on an asking price and on a start date for the sales process, we put together a sales dossier for your property. We collect the required documents and write a full property description, including photographs. We ensure that your property is advertised on our website and on leading real estate sites and establish a publicity plan. Information about your property is sent to all registered contacts who are interested in buying a property like yours.

Visits and negotiations

We process all requests for information about your property, we organise visits to your property and keep you up to date on the progress of the sales process. If buyers put in an offer, we submit the offer to you. If you like, we help you assess the offer. Owners always have the final say on whether an offer should be accepted or rejected.

Sales agreement

If you accept the offer, we prepare a sales agreement, which is sent for approval to you, to the buyer and to both parties' notaries well before the agreed date of signing. Once all parties and their notaries have approved the agreement, they meet at our agency to sign the agreement. We send the signed agreement, along with the full sales dossier, to the buyer's notary, who will prepare the deed. The deed will be signed within four months after the signing of the sales agreement.

What are the fees?

Once your property is sold, you pay a percentage of the sales price, as stipulated in the agency agreement. If, despite our best efforts, we do not succeed in selling your property, you do not owe us a fee.

The details of our cooperation are listed in the sales agreement that is signed at the start of the sales process. This sales agreement is in accordance with the current legislation and its use is monitored by the Federal Government Authority "Economy" (Federale Overheidsdienst Economie).
